General Summary:

Originates permanent FHA/VA and conventional mortgage loans via outside sales calls and internal referrals. Participates in related business development activities with business partners (external and internal) in market. Provides services and products to clients and prospective clients seeking residential mortgage loans. This position is compensated based on closed loan production, and it is the expectation that MLOs generate $9 million annually (January-December) in loan production volume. During the first year of employment, adjustments may be allowed based on month of hire. SAFE Act: On July 30, 2008, Title V -- The Secure and Fair Enforcement (S.A.F.E.) Mortgage Licensing Act of the Housing and Economic Recovery Act of 2008, was signed into law, requiring all states to have a licensing system in place. Registration by identified associates employed by a bank into the Nationwide Mortgage Licensing System (NMLS) and Registry ("Registry") is required, beginning January 31, 2011. MLOs must submit to an employment and criminal questionnaire, followed by successful approval. The Act is intended to improve the accountability and tracking of loan originators, enhance consumer protection, reduce fraud and provide consumers easily accessible information regarding a loan originator's background. Positions were identified by Capital City Bank executives that met the criteria for a MLO. Two criteria are needed to meet the designation of a MLO: (1) taking residential loan applications and (2) offering or negotiating residential mortgage loan terms, both on a more-than-occasional basis. This subjects you to the S.A.F.E. Act, and you are required to register with the Registry. You do not have to be a loan originator or lender to meet this two prong test. All associates at Capital City Bank have access to confidential client information, and must practice discretion at all times.

Principal Duties and Responsibilities:

Primarily solicits residential first mortgages through contacts and relationships with realtors, builders, developers and other business contacts, by actively making outside sales calls. Develops potential mortgage leads via internal referrals, as well. Obtains information from applicants concerning their needs, desires and earnings to assist in determining the loan product best suited for their circumstances. Communicates complex approvals or denials to the prospective borrower, real estate agent or builder. Obtains and analyzes pertinent financial and credit data from applicants to determine if loan will be an acceptable risk conformance with bank policy. Arranges for the appraisal of applicants' residential properties, ensuring compliance with HVCC requirements. Arranges for title searches and obtains necessary documents on loans originating. Issues and advises applicant of conditional approval or rejection of loans in conjunction with the usage of Automated Underwriting Technology. Negotiates terms, conditions, rates and loan products. Follows current loans in the application process to ensure compliance with terms. Keeps abreast of trends and developments in the local real estate market, as well as the changing rules and regulations pertaining to both private and government-insured mortgages. All associates must understand and adhere to the non-negotiable Banker Standards and commit to practicing SGNNT at all times. Associates will consistently follow policies and procedures as established by Capital City Bank, with department managers setting the standard.

Associated Duties:

Markets residential lending products and educates internal business partners by participating in and attending Retail office meetings, as well as making Retail office visits, as needed.

Knowledge, Skills and Abilities (KSAs) Required:

The following KSAs are usually acquired through college education with specialized business training course(s) and two to five years related experience: 1. Two to five years mortgage experience (i.e., lender, processor, real estate agent). 2. Demonstrable sales, organizational and interpersonal skills, particularly in working with documentation that requires special or confidential handling. 3. Relies on experience and judgment to plan and accomplish goals. 4. A wide degree of creativity and latitude is expected. 5. High degree of personal integrity.


Bachelor's degree in business or finance or real estate from an accredited college/university. Relevant experience may substitute for the education requirement.
